3. DEMARCATION LINE DESCRIPTION

Physical Boundary: The demarcation line runs from the northeast corner of the house (adjacent to the lounge window area) along the eastern boundary of the house, extending down the right-hand side of the property to separate the main house and front garden from the garage and rear property.

4. TENANT RESPONSIBILITIES — INCLUDED AREAS

The Tenant is responsible for:

  1. General maintenance and cleaning of all internal spaces (Bedrooms, Lounge, Dining, Kitchen, Bathroom, Laundry, Entry)
  2. Garden maintenance of front garden area: Weekly lawn mowing, maintaining garden beds, removing rubbish
  3. Deck area maintenance (sweeping, cleaning)
  4. Bin placement on collection days in front area only

NOT the Tenant's responsibility:
- Structural repairs
- Roof, plumbing, electrical issues
- External painting/rendering
- Major appliance repairs
- Lawn treatment or chemical maintenance


5. LANDLORD RESPONSIBILITIES — ALL AREAS

The Landlord is responsible for:

  1. Structural integrity: Roof, walls, foundation, external rendering
  2. Essential services: Plumbing, electrical systems, gas
  3. External maintenance: Garage, rear property, driveway
  4. Garden maintenance: Rear garden and landscaping beyond demarcation line
  5. Utility services: All electricity, gas, water accounts (Tenant bills included in rent)
  6. Insurance: Building insurance (Tenant's contents insurance separate)

6. LANDLORD ACCESS — EXCLUDED AREAS

Utility Access (No Notice Required — Emergency Only):
- Landlord may access electrical meter box, water meter, gas meter immediately in emergency

Maintenance Access (14 Days' Notice Required):
- Landlord may enter excluded areas (garage, rear property) for maintenance with written notice
- Routine access: repairs, inspections, meter readings
- Examples: roof inspection, gutter cleaning, external painting, plumbing repairs to common services

Inspection Access:
- Landlord may conduct up to 4 property inspections per year with 14 days' notice
- Inspections limited to included tenant areas


7. TENANT RESTRICTIONS

The Tenant must NOT:

  1. Access the garage or rear property areas
  2. Move, remove, or store items in excluded areas
  3. Park vehicles outside designated front driveway area
  4. Modify or remove boundary fencing/gates/signage
  5. Hang items on external walls, fences, or utility areas
  6. Conduct repairs or modifications to utility areas

8. SHARED FACILITIES & ACCESS

Shared with Landlord (with notice):
- Main water shut-off (Tenant to notify Landlord immediately if leak detected)
- Electrical panel (Tenant to notify Landlord of any issues)
- Gas meter (Tenant to notify Landlord of any issues)

Landlord Emergency Access:
- In case of emergency (water leak, gas smell, electrical hazard), Landlord may access without notice to address immediate safety issues


9. PHOTOGRAPHS & FLOOR PLAN REFERENCE

Entry Inspection:
Both Landlord and Tenant must sign the Move-In Inspection Report confirming:
- Demarcation line understood
- Included areas identified and accepted
- Excluded areas acknowledged and off-limits


10. TENANT ACKNOWLEDGMENT

The Tenant acknowledges:

  1. I have reviewed the floor plan and understand the demarcation line
  2. I understand which areas I have exclusive access to (main house + front garden)
  3. I understand I do NOT have access to the garage or rear property
  4. I understand the Landlord may access excluded areas and utilities with notice
  5. I agree to maintain the included areas and not enter excluded areas
  6. I understand breach of this agreement may result in eviction

11. LANDLORD DECLARATION

The Landlord declares:

  1. The demarcation line has been clearly marked and documented
  2. The Tenant has been provided with floor plan and photos
  3. The excluded areas are genuinely separate and not essential to Tenant occupation
  4. The Tenant's occupation of included areas will not be impaired
  5. I will maintain all excluded areas and utilities in working order

- Garage and rear property are separately maintained by Landlord
- This is a furnished short-term lease with clear property demarcation
- Demarcation protects both parties and is clearly documented
